Do you have any questions?

To confirm your reservation, we request an initial deposit (usually between 30% and 50%), with the remaining balance due prior to or upon arrival. Cancellation refund conditions and deadlines depend on how far in advance the request is made and are specified in detail in the listing and contract for each property.

Standard check-in time is from 4:00 PM onwards, and check-out is up to 10:00 AM. Depending on the property, check-in is conducted either via an in-person key handover at the home or through a secure lockbox with a code for flexible, self-check-in access.

All of our properties include bed linen, towels, Wi-Fi, initial and final cleaning, as well as support during your stay for any issues. In addition, applicable taxes apply, such as the Ecotasa (Sustainable Tourism Tax of the Balearic Islands).

To formalize a long-term lease contract, we require a valid ID/NIE or passport, proof of income (pay stubs, employment contract, or tax return), and, in accordance with the Urban Leases Act (LAU), payment of a 1-month legal security deposit plus any additional guarantees requested by the property owner.

We perform a rigorous creditworthiness check on potential tenants prior to signing. In addition, we handle the registration of the legal security deposit with the relevant regional authority and offer non-payment rent insurance and coverage for potential damages.

Yes, we offer a comprehensive management service where we handle and coordinate any breakdown or routine property maintenance with trusted local professionals, ensuring peace of mind for both the owner and the tenant.

You must add between 10% and 13% to the purchase price to cover taxes and additional expenses. These include the Property Transfer Tax (ITP) for resale properties, or VAT and Stamp Duty (AJD) for new builds, as well as notary, Land Registry, and administrative management (gestoría) fees.

Yes, we guide international buyers throughout the entire process. We assist you in obtaining your NIE (essential for the purchase), opening a Spanish bank account, securing mortgage financing, and coordinating all legal requirements through to the signing before the notary.
