To confirm your reservation, we request an initial deposit (usually between 30% and 50%), with the remaining balance due prior to or upon arrival. Cancellation refund conditions and deadlines depend on how far in advance the request is made and are specified in detail in the listing and contract for each property.
To formalize a long-term lease contract, we require a valid ID/NIE or passport, proof of income (pay stubs, employment contract, or tax return), and, in accordance with the Urban Leases Act (LAU), payment of a 1-month legal security deposit plus any additional guarantees requested by the property owner.
We perform a rigorous creditworthiness check on potential tenants prior to signing. In addition, we handle the registration of the legal security deposit with the relevant regional authority and offer non-payment rent insurance and coverage for potential damages.
You must add between 10% and 13% to the purchase price to cover taxes and additional expenses. These include the Property Transfer Tax (ITP) for resale properties, or VAT and Stamp Duty (AJD) for new builds, as well as notary, Land Registry, and administrative management (gestoría) fees.
